This waterfront commercial building is a great example of what happens when a metal roof gets ignored for too long. Years of exposure to moisture, salt air, and heat had taken a serious toll - rust had set in, panels were damaged, and water was getting inside. At that point, the roof wasn't just an eyesore. It was a liability.

We started by pulling out the damaged panels and replacing them with new ones. No cutting corners, no slapping a patch over the problem. Once the bad material was out and the new panels were set, we sealed everything up properly to make sure water had no way back in.

Then came the silicone roof coating. This is the step that a lot of people skip, and it's the one that makes the biggest difference long-term. A quality silicone coating bonds directly to the metal surface and creates a seamless, waterproof barrier that holds up against UV rays, rain, and temperature swings. For a building right on the water, that kind of protection matters even more.

Here's the thing about commercial roofing - the difference between a repair job and a full replacement often comes down to timing. Catch it early enough, and you can stop the damage before it spreads to the structure underneath. Wait too long, and you're looking at a much bigger bill. Routine maintenance is almost always the smarter call.

The finished roof is clean, sealed, and ready to handle whatever comes at it. If you've got a commercial building with a metal roof that hasn't been looked at in a while, it's worth getting eyes on it sooner rather than later.
