A lot of flat roof owners assume that once a roof starts showing wear, it's time for a full tear-off and replacement. That's not always true. In plenty of cases, a well-done patch and coating job is all you need to get years of solid, leak-free performance out of the existing roof.

Here's how we approach it. We start by identifying the problem areas - worn spots, lifted seams, and anywhere around pipe penetrations where water likes to find its way in. Those spots get patched and sealed with roofing cement before anything else happens. You skip that step and put coating over a compromised surface, you're just hiding the problem.

Once the patches are set and dry, we apply the coating across the full surface. The silver reflective coating you see here does two things - it waterproofs the membrane and reflects heat, which matters a lot during summer when dark roofing materials absorb serious UV load. It's a straightforward process, but it has to be done thoroughly to actually work.

We're always straight with our customers about what makes sense. If a roof is too far gone, we'll say so. But if patching and coating can buy you several more years of performance, that's almost always the smarter financial move. No reason to replace something that still has life left in it.

Flat roofs don't have to be a constant headache. They just need to be maintained the right way, by people who know what they're looking at. That's what we do.
