A bad roof repair is sometimes worse than no repair at all. When someone patches a storm-damaged commercial flat roof without addressing the underlying damage - saturated insulation, compromised membrane, failing edges - they're just buying time until the next storm finishes the job. That's exactly what we were dealing with here.

The existing membrane had been peeled back and the decking exposed in sections, showing just how far the damage had spread beneath the surface. Wet, deteriorated insulation can't be coated or patched over. It has to come out. So we stripped it down to the deck, pulled the damaged insulation boards, and started fresh with new rigid insulation panels laid tight across the full field of the roof.

With the new insulation in place, we rolled out and mechanically fastened a fresh EPDM membrane across the entire surface. The perimeter got the same attention - new membrane lapped up and secured along the parapet walls the right way. No shortcuts on the termination edges. That's where a lot of cheap repairs fail first.

This is what proper commercial flat roofing repair actually looks like mid-job. It's not glamorous, but doing it right at every layer is the only way the finished roof holds up. A roof that was one bad storm away from a full interior failure is now structurally sound and weather-tight again.
