Most roof coating jobs that fail early have one thing in common - they skipped proper prep. It sounds simple, but getting the surface truly clean before applying any silicone coating is what separates a coating that lasts from one that peels, bubbles, or cracks within a couple of years. We take that step seriously on every single job.

Here's what we were working with - a large commercial metal roof on what looks like a storage facility. Before any coating touches that metal, we go up there with pressure washing equipment and work the entire surface section by section. Every panel. Every ridge. No shortcuts. Dirt, oxidation, and debris have to go, or the coating simply won't bond the way it needs to.

That bonding piece is everything. Silicone roof coatings are incredibly durable when they're applied correctly, but the surface underneath has to be completely prepped and dry. If you skip that step or rush through it, you're basically wasting your money. The coating won't adhere properly and you'll be back dealing with leaks or coating failure long before you should be.

Good prep takes time. It takes labor. And honestly, it's not the glamorous part of the job - but it's the part that makes everything else work.
